CHARLESTON CONDOMINIUM
THESE RULES AND REGULATIONS MUST BE POSTED BY OWNER IN ALL UNITS USED
OR RENTED TO OTHERS.
1.
USE OF GAS OR CHARCOAL
BARBECUE GRILLS IS NOT ALLOWED ANYWHERE IN CHARLESTON (NOT ON PATIOS, PARKING
AREAS, LAWNS, ETC.) EXCEPT IN THE DESIGNATED AREA (UPPER LEVEL DECK AT
THE POOL.) ELECTRIC GRILLS ARE
PERMISSABLE.
2.
Decks,
stairs, landings, stairsteps and other common property may not be used for
storage of bicycles, grills, firewood, flowerpots, patio furniture or other
personal property. Any personal use of
these areas must have a written permit from the Design Review Committee or the
Board of Directors. (Fire codes
prohibit storage of firewood within 15 feet of a building.) Use of commercial fireplace logs instead of
firewood is encouraged.
3.
Trash
and/or garbage must be bagged and placed in proper receptacles. There is a special trash container for ashes
located at the upper level of the pool deck, near the grills.
4.
Restrictions
and rules for the common area pools are as follows:

Hours Are From 9:00 a.m. to 9:00 p.m.
6.
There
shall be no signs of any nature, including "For Sale" or "For
Rent" signs, displayed on the exterior of any unit, the interior of any
window, door, slider or common areas.
7.
Open
parking spaces may be used for the parking of automobiles by either the owner,
guest of owner or renter. Storage
or parking of boats, personal watercraft, any type of trailers, campers, motor homes,
recreational or commercial vehicles is prohibited on Charleston Condominum premises.
Any of the above parked on Charleston Condominium premises are subject to removal at owners expense.
8.
Storage
of gasoline, kerosene, oil or other flammable liquids within the units, on
entrance decks or on docks is strictly prohibited.
9.
Control
of pets (leashed) on the streets and common grounds is MANDATORY. All pet litter must be picked up and
properly disposed of by the owner. Pets
may not be confined nor secured (tied –up) within any common element or limited
common element.
10.
Any changes or additions to the exterior of a
unit or any portion of the interior of a unit which is visible from the
exterior must first have written approval from the Design Review Committee or
Board of Directors. Said areas include,
but are not limited to, courtyards, stairs, landings, walkways and steps,
screened-in-patios, exterior walls and windows. Requests must be submitted in writing.
11.
All entry screen or storm/screen combination
doors or windows must have written approval by the Design Review Committee or
Board of Directors before installation.
Repair/Replacement of screens, doors and windows are responsibility of
owners of unit.
12.
Any alteration of water filtration systems,
or variations made to any existing plumbing must first have the written
permission from the Design Review Board or Board of Directors, who may
require inspection of the proposed and/or change by a licensed professional.
13.
Use of fireworks or firearms within the
project is STRICTLY prohibited.
14.
Courtesy and good judgment must be used in
controlling excessive noise and inappropriate language. Use of amplified sound devices such as, but
not limited to, boom boxes, PA systems, at high enough levels to disturb the
peace and tranquillity of neighbors, is prohibited. Please observe quiet time from to 11:00 p.m. to 7:00 a.m.
15.
Management will do all trimming planting and
care of trees, shrubs and grounds.
16.
Please keep in mind that the ownership of
units consists of the airspace within the interior walls of the building. All other parameters of the building are
common property owned by the Charleston Property Owners Association. Activities that will change or affect the
exterior conformity of the buildings (i.e. flower pots, hangers, grills,
decorative pieces, flags, etc.), must have written approval from the Design
Review Committee or the Board of Directors.
No owner may plant live flowers, bushes, trees or shrubs on the
Charleston property without written approval from the Design Review Committee
or Board of Directors. Any existing
variation from this rule requires written approval from Design Review Committee
or Board of Directors or are subject to confiscation.
17.
In the best interest of Charleston
Condominium, its owners, and guests, please DO NOT LITTER.
18.
The speed limit within the development is 10
miles per hour.
19.
Boats which do not comply with Missouri state
noise control ordinance are prohibited from using docks. Skippers with "captains choice"
exhaust systems are asked to switch to quiet when in dock area.
20.
The Declaration of Condominium for Charleston
gives the Board of Directors, or it’s designated agent the right to issue and
collect fines for any violation of the above rules. Owners are responsible for their guests this includes rental
rules.
21.
Swimming
from docks should be only at designated areas.
There is no swimming from or around dock 1, nor at the boat launch area.
22. RENTAL UNITS

These
Rules and Regulations must be posted by owner in all units used or rented to
others.
·
The
number of people renting a unit will be limited by the number of bedrooms in
the unit: two people per bedroom, plus two people for the sofa bed (maximum 8
for a three bedroom).
·
The
managing agent must have a copy of your lease agreement on file, name of rental
agent if one is involved, and a copy of your insurance verifying that you are
carrying appropriate insurance.
·
There
will be a fine of up to $250 assessed if you fail to comply with these
requirements.
23. WINTER PRECAUTIONS
·
The
heat must be left on and the thermostat set at 50 degrees or higher in your unit.
·
The
breaker in the main electrical control for the furnace must be left at the ON
position and the furnace filters must be kept clean.
·
Kitchen
and bathroom cabinet doors should be left open at the sinks to help maximize
the flow of warm air to any exposed pipes and drains. Bedroom doors should also be left open to maximize warm airflow
throughout your unit.
24. The Board of Directors
reserves the right to amend these rules, from time to time.
