- No obnoxious or offensive activity shall be carried on in any area of the complex (individual units or the common areas) either knowingly or negligently, which may be an annoyance or nuisance to other owners or occupants.
- Trash and garbage must be bagged and bags must be placed in appropriate receptacles.
- Neither decks, other Limited Common Elements nor any Common Elements may be used for open storage of bicycles or other tangible personal property. Regulation storage containers must be approved by the Board of Directors.
- No mobile homes, trailers, trucks, boats, inoperable vehicles or similar apparatus shall be parked anywhere within the Common Elements.
- Only gas or electric grills are allowed. NO CHARCOAL will be permitted at anytime. Cooking is not allowed on the pool deck, docks, or walkways.
- Fireworks, firearms and air guns may not be discharged on the property at anytime.
- Not more than two (2) usual household pets shall be kept or maintained in any units. Pets must be on a leash at all times when outside the unit. No pets shall be restrained in any manner to any building, tree, etc., or portion thereof, dock or Common Elements. Pet owners must immediately clean up after pet’s defecation. No pets shall be allowed to create a nuisance or disturbance.
- No objects may be hung over deck rails or balconies, such as towels, laundry, rafts, etc.
- Thermostat must be set at 50 degrees in the “on” position to help prevent pipes from freezing during the winter months. It is also encouraged that unit owners shut off the main water supply line upon each departure. When shutting the water off, remember to switch off the breaker to the water heater, turn off any ice makers and drain your kitchen and bathroom faucets.
- No grease or corrosive substance should be put in garbage disposal or toilets. They will clog our sewage treatment plant.
SWIMMING POOL RULES AND REGULATIONS
- All rules posted at the swimming pool must be observed.
- Lifeguards are not present at any time. Individuals are responsible for their own safety as well as safety of their children.
- Children utilizing the swimming pool or the swim platform, under the age of twelve (12), must be accompanied by a parent, guardian or a person over the age of eighteen (18) years.
- Only floatation devices or toys will be allowed in the pool area.
- No glass is allowed around or in the pool area..
- Pool furniture is not to be removed from the pool area.
- No diving is allowed.
- Pool hours are from 8:00 a.m. to 10:00 p.m.
BOAT DOCK RULES AND REGULATIONS
- Modifications to the docks, including installation of dock lockers etc., may not be made without prior approval from the Board of Directors..
- All boat slips are assigned to specific homeowners. Tying up in an unauthorized slip (at any time) or at the end of the dock (for more than one hour) may result in towing at the boat owner’s expense.
- The storage and use of combustible materials on the docks is prohibited.
- Fueling of any motorized vehicle, boat or personal watercraft is prohibited.
- Carpeting is not permitted in the dock area.
- Missouri Law 306.125 2 states the following: “It is unlawful to operate a vessel (motorboats, jet skies, wet bikes, wave runners, etc.) within 100 feet of any dock, pier, occupied anchored boat or buoy restricted area on any lake at a speed in excess of idle/no wake”. In other words, the dock area is a no wake zone.
Each unit owner shall comply strictly with the provisions of any recorded Condominium Declarations and By-Laws, Rules and Regulations and any amendments thereto.
